Whether you're new to property investment or looking for something more values-led, we offer two ways to get involved. Both are backed by property assets and designed to support the creation of high-quality homes for people who need them most.
Two Ways to Invest
1. Fixed Return investment: interest rolled-up an the end of the term
You lend capital to Goldfinch, and in return receive a fixed percentage return at the end of the agreed term (also known as ‘rolled-up’ interest) in addition to the initial sum invested. Terms can be anything from 6 months to 4 years. This is a good option if you want to make your savings work harder.
2. Fixed Return investment: interest paid monthly
In this instance your interest is paid back monthly over the term of the loan. Your initial investment is returned at the end of the term. This is a good option if you want a secure monthly extra income stream.
How Is my Money Protected?
Your investment with us is in the form of a Commercial Agreement backed by a Legal Framework embedded in the Laws of the Land.
Our solicitor will draft a legal agreement and we will reimburse you to appoint your own solicitor if you wish to do, so to give you peace of mind.
Protections in the legal agreement include:
Legal Charge — the investment is registered against the property and all assets we hold, in the company and personally. Potentially your name on Land Registry against a specific property
Directors' Personal Guarantee — personal liability for repayment
Transparent Reporting — on asset values and project progress
Investor Certification — where needed, via an Independent Financial Adviser who ensures you understand this form of investing (see FAQ)
How We Add Value
We renovate or repurpose properties to sell or remortgage
We aim to purchase below market value where possible or/and where we can add value through redesign and renovation.
When creating properties for supported accommodation we ensure they are best suited for care providers.
Secure lease agreements with respected housing providers lift the value of the property
We work with care providers who bring expertise, continuity, and social benefit
When selling into the private market in addition to underlying excellent design and workmanship, we use staging and CGI where it will make a discernible difference to ensure we sell at best price

We will borrow only from ‘educated Investors’ defined as one of three of the below:
Certified educated Investor: We can provide a certification if required via an independent financial advisor, who can answer any questions you have and check you understand this kind of investing if it is new to you. This is an independent assessment. If you have made choices in the past about where to save your money or bought a property you are likely to be suitable. Call us to find out more.
High Net Worth: (these need no certification). Annual household income of at least £100,000 in last financial year OR net assets of £250,000 or more (net assets do not include primary residence or pension)
Self-Certified Sophisticated Investor: At least one of the following applies:
worked in private equity or in the provision of finance for SMEs
been a director of a company with an annual turnover of at least £500,000
made 2 or more investments in an unlisted company
been a business angel, or member of a network or syndicate of business angels for more than 6 months

£40,000 is our minimum investment amount per household.
If you want to invest but do not have this amount at the moment please enquire, as projects are planned many months in advanced along a 5 year planning cycle, and in some instances family investments may be suitable.

Private Investment is not regulated by the FCA (Financial Conduct Authority) as it is a different kind of investment and you are protected by the law of the land. Specifically, you protected by a Commercial Legal agreement; the Directors will give you security on the assets of the company and a personal guarantee such that they are personally liable to pay you back using any of the company assets, in addition to their own personal assets. You will protected by all the required legal documentation, and advise you to take your own legal checks, at our expense, and registration of charges against property on land registry where appropriate will also protect you.
